Range of eight purpose built concrete block stables with timber fascia under galvanized corrugated roof on a concrete base arranged in an L shape.

Hard standing to front with concrete block wall to manure pad 5.35m x 4.02m x 1.88m.
Overall the stable block sits in a paddock extending to 0.32ha (0.80 acres) with post and wire boundaries.
Opposite the stable block across the driveway lies the main area of land. An area of grassland which extends to 7.62ha (18.84 acres) comprising two principal grass fields with the first field subdivided with a post and wire fence. Principally post and wire hedged boundaries to north and south leading to an area of marshland fronting the land spring dyke. A further area of rond/salt marsh fronting Oulton Broad extends to 0.49ha (1.2 acres) and is accessible on foot via public footpath that runs along the edge of Oulton Broad.
The public footpath known as Angles Way runs along the northern boundary of the two grass fields. The eastern boundary of the second field comprises a young hawthorn hedge. It will be the purchasers responsibility to maintain that boundary. The boundary with the railway line to the south is double fenced.
No audit has been undertaken in respect of the Environmental Protection Act 1990.

The property will be offered for sale subject to the following restrictive covenant. ‘The land and buildings are only to be used for the grazing and housing of livestock (excluding pigs) and for no other purpose.’
